LIMITATION OF LIABILITY & LIABILITY WAIVER

 

A. Home Watch and Property Inspection Services:
Our home watch services consist of a visual inspection of the accessible areas of the property for early warning signs of clear anomalies. A visual inspection does not constitute a technical warranty, a detailed structural engineering evaluation, or a guarantee against future equipment failures. We are not liable for:

  • Hidden, concealed, or inaccessible system defects behind walls, beneath floors, or underground.

  • Property damage occurring between our scheduled visual check visits (such as sudden pipe bursts, storms, or break-ins).

  • Failures of mechanical components, appliances, or plumbing systems that occur normally over time due to age or wear.

 

B. Plumbing Services:

PLUMBING SERVICE EXCLUSIONS

  • Confined and Small Crawlspaces: For health and safety reasons, we do not enter or perform work in confined, tightly restricted, or low-clearance crawlspaces. Areas must be easily accessible and safe to enter.

  • Remodeling and Structural Changes: We do not perform structural remodeling, wall tear-downs, major room re-piping, or fixture realignments typically associated with home renovations.

  • Drywall, Paint, and Carpentry Repair: Our work is limited entirely to plumbing. We are not responsible for cutting, patching, repairing, or painting drywall, flooring, or cabinetry required to access or fix a leak.

  • Pre-Existing Mold and Moisture Remediation: We do not inspect, treat, clean up, or assume liability for pre-existing mold, mildew, or structural water damage found near plumbing fixtures.

  • Main Water Main and Sewer Main Lines: We do not perform heavy excavation, underground digging, or structural replacements for outdoor main water or sewer lines hidden beneath your property grounds.

  • Hazardous Materials: We will immediately stop work if we discover hazardous substances, including old asbestos insulation or dangerous structural decay. Work will not resume until the area is cleared by a specialist.
